Share versus a specific space
A co-owner is entitled to the common property according to the share. The fraction itself does not allocate a unit, floor or room.
A use arrangement may result from an agreement, established practice, a judgment or formal separation of units, but the legal basis must be verified.
Why it matters
Sale, lease, renovation and division require a clear view of who may decide and what consent is needed.
Confusing a share with a particular unit often leads to conflict and incorrect valuation.
Initial documents
The land and mortgage register, acquisition deeds, inheritance decisions, use agreements and current building plans establish the starting point.
