How we help
Co-ownership and shares in Polish property
A shared property can bring together different plans, incomplete records and relatives in several countries. We help clarify the information before you decide what to do next.
Start with the situation and your objective
You may have inherited a share in a Polish house, land or tenement building, lost contact with other owners or found that the records do not reflect your family’s understanding. These situations need a clear starting point rather than an assumption that the same solution will suit every owner.
Tell us what you would like to achieve. Preparing to discuss a sale, clarifying the ownership history and understanding a deceased co-owner’s position can require different information. We review the available facts before suggesting the next stage.
How HEREDITAS can help
We bring together information about the property, recorded owners, shares and available documents. We distinguish confirmed facts from family accounts and identify gaps or inconsistencies that need to be resolved. Where the history includes deceased owners, inheritance and genealogical research may be relevant.
The aim is to establish which document, contact or further analysis is needed before another decision. The scope of additional work is agreed for the individual matter; a first enquiry does not commit you to a complete project.
What the initial assessment covers
We explain whether the matter falls within HEREDITAS’s scope, what information is missing and which next step appears justified. The initial assessment is free, with a reply within 7 days of receiving your enquiry.
This is not a valuation, an offer to purchase your share or a promise that the owners will agree. HEREDITAS is not a law firm. Independent lawyers provide legal advice and representation under separately agreed terms when those services are needed.
What to include in your enquiry
- The property’s location and address, or another way to identify it.
- What you know about your share and the other owners.
- Your objective and any steps already taken.
- Whether you know the Polish land and mortgage register number, commonly called the księga wieczysta number. You can enquire without a complete file.
Please do not send identity document scans, national identification numbers or complete case files through the open form. We can agree how to provide any necessary records later.
Questions before you contact us
Can I enquire if I cannot identify every co-owner?
Yes. Explain what you know and which people or documents are missing. The available information determines whether further work can be planned.
Does HEREDITAS guarantee a sale?
No. The first assessment does not promise a sale or a particular price. Further work and its terms must be agreed separately.
