Property • Inheritance • Genealogy

Complex property matters. A clear direction forward.

We help identify owners and heirs, organise documents and plan the next steps concerning the property.

The initial assessment is free. We reply within 7 days of receiving your enquiry.

Starting point

Not every property is suitable for an ordinary sale.

Sometimes the problem is not a lack of value, but a lack of order.

HEREDITAS handles matters in which shares, inheritance, fragmented co-ownership, outdated records or unidentified heirs prevent a decision.

Explore the full scope of work

Unresolved inheritance or complex co-ownership?

Ownership structure

Shares and co-ownership

Multiple people, conflicting interests and no common decision concerning the property.

Legal succession

Unresolved inheritance

Deceased owners, missing proceedings and multi-generational gaps in the documentation.

Identification of persons

Unidentified heirs

Dispersed families, emigration, name changes and no current contact.

Legal status

Outdated registers

Discrepancies between entries, documents and the actual condition of the property.

Family history and genealogical research

Legal and estate genealogy

Behind every property is a human story.

Identifying heirs begins with the right questions, not with collecting names at random.

We connect archives, civil-status records, court decisions, name changes, migration and current contact data. The objective is not a family tree in itself, but the persons and rights needed to organise the property.

  • family relationships and legal succession
  • emigration, dispersed families and name changes
  • connecting historic sources with current data

Is the initial assessment free?

The initial assessment is free.

When can I expect a reply?

We reply within 7 days of receiving your enquiry.

How are fees agreed?

After the initial assessment, we agree on the next steps and terms of cooperation, including fees.

Can I get in touch without a land register number?

Yes. Give the town, address or other details that identify the property. Describe what you already know. A complete set of documents is not needed for first contact.

I live abroad. How can I submit my case?

Use the form or email. Include your country of residence and preferred way to be contacted. Arrangements for further steps depend on the individual case.

I only own a share of the property. Can you help?

Property shares and co-ownership are within HEREDITAS's scope. Describe your share, if known, and your aim, such as organising documents or reaching agreement. Acceptance depends on the initial assessment.

What should I prepare first?

Start with the location, property type, a brief description and your contact details. Do not send identity numbers, scans of identity documents or complete case files. We will discuss the documents needed and how to provide them later.

What will I receive after the initial assessment?

An indication of whether the case falls within HEREDITAS's scope and what further information or steps are needed. An initial assessment does not guarantee a solution or replace individual legal advice.

Historic archive documents

First step

A short description of the case is enough to begin.

You do not need to assemble the entire archive immediately. Tell us the location, type of property and the main obstacle.
